Wake Forest Commercial Real Estate Growth
Wake Forest, North Carolina continues to thrive and grow. Most know Wake Forest for it’s residential real estate prowess. With an average price point above $400,000 this year and the continued influx of new construction its no wonder why so many have turned their eye to Wake Forest as a burgeoning location to bring their commercial interests to. With a new town of Wake Forest Economic Developer and the support of the commissioners, Wake Forest is quickly becoming a destination for many. The recent announcement that Wake Union Church Road would soon see a large anchor tenant in Academy Sports (see great article written by our staff here…. Academy Sports Moving In To Wake Forest) was further made a reality when silt fencing and workers were found on the site this week! Food Lion has a couple of locations in the area including in the recently sold Market of Wake Forest shopping center. This center sold for $11.45M dollars. The space occupied currently by Food Lion will be vacated at some point as it appears that Food Lion is the anchor tenant located in the new shopping center back to Crenshaw Plantation. This shopping center fronts directly on to the 98 By-pass and will serve the new multi family apartment complex currently being built just around the corner. Multifamily continues to blossom in Wake Forest as well…whether on Rogers Road in Heritage Wake Forest or on Hwy 98 there will not be a shortage of apartment choices.
Currently there are 96 items for sale commercially in Wake Forest that are listed. There are many more that never hit the open market and are sold without advertising. Of these 96 they range from land for general purpose to commercial use to residential development. Prices range from negotiable (funny right, aren’t all deals negotiable?) to $75,000 and up to $8,900,000 for a large tract of land fronting Capital Boulevard and backing to Joyner Park! Again these are for sale…this does not take into account the spaces for lease!
The smallest space for sale is 540 square feet while there are 36,000 square feet available to be purchased in a new building being built in Heritage that is expected to be complete by early 2018. Rumor has it that several large restaurant groups are considering Wake Forest, that a new locally owned doggy day care is about to make a large commitment to the area, that another building in Heritage is about to hit the market for sale at a can’t miss price.
Whether you want a pad site, raw land for development purposes, finished residential lots, restaurants, office, industrial or even a fully leased building it can be found in Wake Forest and there are no signs of things slowing down.
